Most renovation clients have limited experience with heavy equipment on a residential site. When an excavator shows up in the backyard or a scissor lift is parked in the driveway, it can feel like the project just escalated significantly. Usually it hasn't — it just means the job requires the right tool for the scale of work being done.
Common Equipment on North Shore Residential Projects
Mini excavators
The workhorse of residential site work. Mini excavators — typically one to three tonnes — are small enough to fit through most gate openings and work in tight residential backyards. They're used for foundation excavation, retaining wall footings, drainage work, utility trenching, and grading. Their tracks spread the load of the machine over a larger area than wheels would, reducing lawn and soil damage.

Scissor lifts and boom lifts

Concrete pumps

Common Questions
Does heavy equipment on site always damage the lawn?
Not always, and with proper preparation, often not at all. Tracked equipment distributes weight better than wheeled machines. Track mats or plywood pads protect soft ground. Timing also matters — equipment on saturated ground in February causes more damage than the same machine on dry ground in summer.
Who calls BC1Call before excavating?
Your contractor is responsible for contacting BC1Call (1-800-474-6886) at least three business days before any excavation. This triggers a locate service that marks the locations of buried gas, electrical, water, and telecom utilities on your property. Digging without a locate is illegal and dangerous.
Is the equipment cost included in my quote or billed separately?
It depends on your contract structure. On fixed-price contracts, equipment costs are typically included. On cost-plus contracts, equipment is usually charged at actual cost — either a day rate for rented equipment or an internal rate for contractor-owned machines. Ask your contractor to confirm how equipment costs are handled in your specific agreement.
