Construction sequencing is the required order of work — framing before insulation, rough-in before drywall, drywall before tile. When the sequence is wrong, you get rework: tearing out finished work to fix what's behind it. Sequencing also creates hard deadlines for your decisions as a client.
You hire a contractor expecting to make decisions about finishes, fixtures, and materials throughout the project. What many clients don't realize is that those decisions have deadlines — and those deadlines are set by the sequence of construction. Miss a decision window, and either the work stops waiting for you, or your contractor has to make an assumption that may or may not match what you wanted.
What Sequencing Is
Construction sequencing is simply the order in which work must happen. It's not arbitrary — it's driven by logic. You can't insulate a wall you haven't framed. You can't hang drywall before the rough-in inspections pass. You can't tile a floor before the subfloor is level and dry. You can't paint before the drywall is primed and cured.
Every phase of a project depends on the phase before it being complete and correct. That dependency chain is the sequence.
The Typical Sequence on a Residential Renovation
While every project is different, a typical gut renovation or major addition follows this general order:
- Pre-construction assessment — 3D scanning to document existing conditions and detect hidden issues; materials testing to identify asbestos, lead, or mold before anything is disturbed. These results determine whether standard demolition proceeds or whether abatement contractors are required first.
- Abatement (if required) — licensed removal and disposal of hazardous materials under containment and WorkSafeBC protocols, completed and cleared before any general demolition begins
- Demolition — remove what's being replaced, expose the existing structure
- Structural and framing — any structural changes, new walls, headers, posts, beams
- Rough-in mechanical — plumbing drain and supply, HVAC ducting, electrical wiring
- Inspections — permit office inspects rough-in before it's covered
- Insulation and air barrier — walls and ceiling cavities filled and sealed
- Drywall — boarding, taping, mudding, sanding
- Priming — first coat of primer before finish trades arrive
- Millwork and cabinetry — installation of cabinets, shelving, built-ins
- Tile — floor and wall tile set and grouted
- Flooring — hardwood, LVP, or other finish floor installed
- Trim carpentry — baseboards, casing, crown

The list looks linear, and mostly it is. In practice, different trades are often working in parallel in different areas of the house — but within each area, the sequence holds.
What Happens When Sequencing Goes Wrong
Rework. That's the short answer. And rework is the most expensive thing that happens on a construction project.
If tile is set before the rough plumbing is confirmed in the right location, the tile gets removed to adjust the pipe. If drywall is hung before a rough-in inspection, the inspector may order it opened. If flooring is installed before finish painting, it gets splattered and scuffed.
Rework isn't just expensive — it's demoralizing. It means doing work twice. The second time, you're paying for the materials again and paying the labour to undo and redo. On a cost-plus project, that comes back to you.
A contractor who manages sequencing well minimizes rework. One who doesn't has a recurring problem that shows up in cost overruns and delays.
What Sequencing Means for You as a Client
This is the part most clients don't fully appreciate going in: your decisions have hard deadlines because of sequencing.
Your tile selection needs to be finalized before the tile setter is scheduled — not the week before, but often three to four weeks before, to allow for ordering and delivery. Your cabinetry needs to be specified before rough-in, because the plumber needs to know where the sink drain goes. Your light fixture selections need to be made before rough-in, because some fixtures require specific box types or blocking.
A well-run project gives you a selections schedule alongside the construction schedule. It tells you what decisions you need to make by what date, and why. It's not pressure for its own sake — it's the sequencing showing through.
When clients miss decision windows, one of three things happens: the work stops and waits (delaying everything downstream), the contractor makes a best-guess assumption (which may or may not match what you wanted), or an expensive rush order gets placed to keep the timeline. What's the most common sequencing mistake clients cause?

That's a change order, and it involves rework costs. Some changes are feasible with modest impact; others require removing and redoing significant work.
