The iGUIDE Planix system uses a high-precision 360° camera and a LiDAR sensor to capture every dimension of your existing space. The result is a rich data set — not just photos — that we use to build accurate as-built drawings for your project.

01 · Site Visit & Scan

We mobilize to your property with the iGUIDE Planix R1. Every room, ceiling height, window opening, and structural element is captured. Minimum four hours on site.

02 · Floor Plan & 3D Tour

iGUIDE processes the scan data into a verified floor plan with accurate dimensions and a fully interactive 3D tour — delivered digitally, ready to share with your design team.

03 · 3D As-Built Model

We import the scan data into SketchUp to build a precise 3D model of your existing space — the working canvas for your design and construction drawings.

04 · Design & Permit Drawings

From the verified model, we coordinate with your designer, architect, and engineers to produce permit-ready drawings — built on data, not assumptions.

All pricing in CAD. The scan fee is based on the iGUIDE Advanced Drawing Package ($0.14/SF base rate, 1,500 SF minimum), plus a 15% coordination and project-integration markup — billed at $0.161/SF. Common Questions

How accurate is an iGUIDE scan?

The iGUIDE Planix system captures dimensions to roughly ±1 cm. That accuracy is what lets your designer, engineer, and our crew all work from the same verified measurements instead of rough field notes.

What do I actually get from a scan?

A downloadable floor plan with room-by-room dimensions, an interactive 3D virtual tour you can share with your whole team, and an embedded measurement tool in every scan — plus the data foundation we use for SketchUp modelling and permit drawings.

How long does the scan take, and when do I get it?

We mobilize for a minimum of four hours on site per visit. Processed floor plans and the 3D tour are typically delivered within about a week.

Do I still need a scan if I already have old blueprints?

Usually yes. Old drawings are often out of date or were never accurate to begin with. A measured scan captures the home as it actually is today — which is what reliable design and permit drawings depend on.

Can I share the 3D tour with my designer or architect?

Yes. The iGUIDE 3D tour is a shareable link — your architect, engineer, interior designer, and trades can open it from any device and pull measurements directly.

Do you scan outside North Vancouver?

Yes — across our service area: West Vancouver, Vancouver, Burnaby, Port Moody, Coquitlam, Squamish, and Bowen and Gambier Islands. For island and remote sites we plan the mobilization into the visit.

What does a scan cost?

Three components: scanning labour ($125/hr, four-hour minimum), a flat equipment fee ($125), and the scan fee ($0.161/SF, 1,500 SF minimum). Use the estimator above for a quick total. Optional drawing add-ons are available on top.
