How a Project Runs, Start to Finish

2.Discovery conversation
We talk it through: goals, must-haves, budget comfort, timeline. This is where we work out whether we're the right fit for the job.
3.Site visit

We turn the conversation and the site into a clear written scope: what's included, what's not, and where decisions still need to be made.
5.Pricing path
We recommend fixed-price or cost-plus based on the work, explain why, and you choose. How we price →
6.Pre-construction planning
Selections, materials, permits where needed, and the order of work sorted before tools come out — not figured out on the fly.
7.Scheduling
We set realistic dates and the sequence of trades, and tell you what to expect week to week.
8.Construction
The build. Our crew or trusted trades depending on the work, and our oversight across all of it — one schedule.
9.Changes & communication
Things come up. When they do, we document them, price them, and get your sign-off before proceeding — and you follow costs and progress the whole way through our JobTread client portal.
10.Completion & walkthrough
We walk the finished work together, handle the final list, and don't call it done until you agree it is.
Why This Matters
None of this is complicated. Most of the grief in construction comes from skipping it — no real scope, no agreed pricing path, no system for changes. We'd rather spend the time up front so the build itself is the boring part.

What happens at the first site visit?
We look at conditions, access, and the details that don't come through in photos, and talk through what you're after. It's also where we start to see which pricing path fits.
How do you decide between fixed-price and cost-plus?
It comes down to how well-defined the work is. Clear, settled scope suits fixed-price; renovations and unknowns suit cost-plus. We recommend the fit and explain why.
How do you handle changes once we've started?
We document the change, price it, and get your sign-off before doing the work — no quiet additions to the bill. Every cost is visible in the JobTread client portal as it lands.
How will I know what's going on during the build?
You have a direct line to the owners and live access to your project in the JobTread client portal — schedule, costs, and updates in one place.
What happens at completion?
We walk the finished work with you, sort any final items, and only close the job once you're satisfied it's done right.
